Services Covered
We may provide residential cleaning, commercial cleaning, move-in/move-out cleaning, recurring cleaning, deep cleaning, post-construction light cleaning, and related services as agreed in a quote, proposal, invoice, booking confirmation, or written service description. We only provide the services expressly agreed to in writing. Any service not listed in the quote, proposal, booking confirmation, invoice, or written scope is excluded unless separately approved by us.
Quotes and Estimates
Quotes are estimates unless expressly stated as fixed-price quotes. Quotes may be based on information you provide, including square footage, condition of the property, number of rooms, type of cleaning requested, pets, clutter, stains, special surfaces, access issues, or other relevant details.
We may adjust pricing if:
- The actual condition differs from what was represented
- The property is larger than stated
- Additional rooms, areas, or tasks are requested
- Excessive dirt, grime, pet hair, clutter, trash, stains, or buildup is present
- Biohazards, pests, mold, hoarding conditions, or unsafe conditions are discovered
- Access delays occur
- The service takes materially longer than reasonably expected
We will make reasonable efforts to obtain approval before performing work that materially increases the price. If you decline an updated price, we may stop work and charge for work already performed, reserved time, travel, or applicable cancellation/no-access fees.
Customer Responsibilities
You agree to:
- Provide safe and lawful access to the property
- Provide accurate information about the property and requested services
- Secure pets before our arrival
- Remove or identify fragile, valuable, irreplaceable, sentimental, or high-value items
- Identify surfaces requiring special care
- Notify us of damaged, loose, unstable, or improperly installed fixtures
- Provide running water, electricity, lighting, HVAC, and reasonable working conditions
- Remove clutter that prevents cleaning unless decluttering is part of the agreed scope
- Disclose pests, mold, biohazards, bodily fluids, hazardous materials, weapons, illegalsubstances, or unsafe conditions before service
- Ensure we are legally authorized to enter the property
- Provide parking or reimburse parking costs if required
- Review the service promptly after completion
You are responsible for any delay, inability to perform, extra labor, safety issue, or loss caused by inaccurate information or failure to meet these responsibilities.
Access to Property
You must provide access at the scheduled time. If we cannot access the property within a reasonable time, we may treat the appointment as a late cancellation or no-access appointment. No-access fees may include some or all of the scheduled service price, reserved labor, travel time, administrative costs, parking, or other reasonable charges.
If you provide keys, codes, lockbox access, gate codes, or other access instructions, you authorize us and our workers to use them for the scheduled services.
Arrival Windows and Scheduling
Arrival and completion times are estimates. Cleaning work may be affected by traffic, prior appointments, weather, staffing, property condition, access delays, safety issues, or other circumstances. We may reschedule services when reasonably necessary. We are not liable for ordinary scheduling delays, arrival-window changes, or delays caused by events outside our reasonable control.
Workers, Contractors, and Subcontractors
You are hiring Northwolf Cleaning Services, not any individual cleaner. We may use employees, independent contractors, subcontractors, vendors, or third-party service providers to perform or support services. We reserve the right to assign, replace, or reassign workers at our discretion. You may not directly hire, solicit, contract with, or attempt to bypass Northwolf by hiring any worker introduced to you through Northwolf for cleaning or related services during the term of service and for twelve months after your last service date. If you violate this section, you agree to pay Northwolf a reasonable placement fee of $1,500, or the maximum amount permitted by law, whichever is less, in addition to other available remedies.
Service Limitations and Excluded Work
Unless expressly agreed in writing, we do not perform:
- Cleaning above what can be safely reached with a two-step or three-step ladder
- Exterior window washing above ground level
- Biohazard cleanup
- Human or animal waste cleanup
- Blood, bodily fluid, or hazardous material cleanup
- Mold remediation
- Pest infestation cleaning
- Hoarding cleanup
- Heavy lifting
- Moving large furniture or appliances
- Fire, smoke, or flood restoration
- Cleaning involving illegal substances
- Specialized restoration of stone, wood, antiques, art, electronics, or delicate surfaces
- Work requiring a licensed trade professional
- Any task we reasonably determine is unsafe, unlawful, unsanitary, or outside our scope
We may refuse, stop, or reschedule service if we encounter unsafe conditions, harassment, threats, weapons, aggressive pets, pests, mold, hazardous substances, illegal activity, or other conditions that place our workers or business at risk.
Pets
You are responsible for securing pets before and during service. We are not responsible for pets that escape, become ill, are injured, ingest cleaning products, or react to workers unless caused by our gross negligence or willful misconduct. If a pet creates an unsafe or disruptive condition, we may stop work and charge for the appointment.
Fragile Items, Valuables, and Pre-Existing Conditions
You must remove or identify fragile, valuable, sentimental, irreplaceable, unstable, or high-value items before service.
We are not responsible for damage caused by:
- Normal wear and tear
- Pre-existing damage
- Improper installation
- Loose fixtures
- Unstable shelves or blinds
- Defective surfaces
- Items not disclosed as fragile or requiring special care
- Manufacturer defects
- Surfaces that react poorly to ordinary cleaning products
- Deteriorated caulking, grout, paint, sealant, stone, wood, or finishes
We may decline to clean certain items or surfaces if we believe cleaning may cause damage.
Cleaning Products and Customer-Provided Products
Satisfaction Policy
No re-clean, credit, or refund is available if:
- You do not notify us within 24 hours
- You do not provide access for correction
- The issue relates to excluded work
- The issue is caused by pre-existing conditions
- The issue is caused by clutter, access limitations, utilities, pets, or customer-provided products
- The area has been altered, used, occupied, or cleaned by someone else after our Service
Property Damage Claims
Your notice must include:
- Description of the alleged damage
- Photos or videos
- Location of the item or area
- Approximate value
- Whether the item had prior damage
- Any supporting receipts, repair estimates, or documentation
We must be given a reasonable opportunity to inspect the alleged damage before repair, replacement, disposal, or alteration. Failure to timely report damage or preserve the item may limit or waive your claim to the maximum extent permitted by law.
Photos and Documentation
Payment Terms
Payment is due as stated in the quote, invoice, booking confirmation, or recurring service Agreement. Unless otherwise stated, payment is due upon completion of service. You authorize us or our payment processor to charge your selected payment method for:
- Booked services
- Recurring services
- Approved add-ons
- Deposits
- Cancellation fees
- No-access fees
- Late fees
- Returned payment fees
- Taxes or applicable charges
- Other amounts owed under these Terms
You represent that you are authorized to use any payment method you provide.
Deposits
Recurring Services
If you enroll in recurring services, you authorize us to charge your payment method according to the recurring schedule and price agreed at booking. Recurring services continue until cancelled by you or terminated by us. You must provide at least 48 hours notice to cancel or reschedule a recurring appointment. Late cancellations may be charged a cancellation fee up to the full scheduled service price. We may change recurring service pricing by giving reasonable advance notice. Continued use of recurring services after notice means you accept the updated pricing.
Cancellations, Rescheduling, and No-Access Fees
You must cancel or reschedule at least 48 hours before the scheduled appointment.
Late cancellations, same-day cancellations, lockouts, no-access appointments, or appointments where we cannot safely perform work may be charged up to the full scheduled service price. We may waive or reduce fees at our discretion, but doing so does not waive our right to enforce these Terms later.
Refunds and Credits
Except where required by law, payments are non-refundable once services are performed. Our primary remedy for dissatisfaction is re-cleaning the specific area at issue under the Satisfaction Policy. Any refund, credit, discount, or re-clean is discretionary unless expressly required by law or agreed in writing.

Reviews and Customer Feedback
We welcome honest reviews and feedback. Nothing in these Terms prohibits you from posting a truthful review or communicating your honest opinion about our services. If you are dissatisfied, we ask that you contact us first so we have an opportunity to address the issue. However, this request does not waive your legal rights. You agree not to knowingly publish false statements of fact, defamatory statements, fake reviews, impersonations, or reviews based on services you did not actually receive
Marketing, SMS, Email, and Calls
By submitting your contact information, you authorize us to contact you regarding your inquiry, quote, appointment, service, payment, or account. If you separately consent to marketing communications, you agree that we may send promotional emails, calls, or text messages using manual or automated technology where legally permitted. Consent to marketing communications is not required to purchase services. You may opt out of marketing texts by replying STOP, CANCEL, END, QUIT, or UNSUBSCRIBE. You may opt out of marketing emails by using the unsubscribe link.
Website Use
You may use our website only for lawful purposes.
You may not:
- Interfere with website security
- Scrape, copy, or misuse website content
- Submit false information
- Attempt unauthorized access
- Use our website to send spam
- Reverse engineer, copy, or exploit our digital assets
- Interfere with our lead funnels, ads, forms, booking systems, or automation tools
We may restrict or terminate access to our website or systems at any time.
Intellectual Property
All website content, branding, logos, text, designs, photos, videos, service descriptions, forms, funnels, ads, workflows, automations, and other materials are owned by or licensed to Northwolf. You may not copy, reproduce, distribute, modify, display, sell, use, or create derivative works from our intellectual property without written permission.
AI and Automation
We may use AI-assisted tools, chatbots, automated SMS, scheduling systems, CRM tools, or similar technology to assist with quotes, scheduling, customer communication, lead management, and support. Automated responses are for convenience and may not reflect final pricing, availability, or service approval. Final service terms are controlled by these Terms and the written quote, invoice, or booking confirmation.
No Guarantee of Results
We use reasonable efforts to provide professional cleaning services. However, results may vary depending on property condition, age, wear, stains, surface type, prior maintenance, buildup, materials, and other factors. We do not guarantee removal of all stains, odors, mold, mineral deposits, pet hair, grease, grime, residue, discoloration, or damage.
Disclaimer of Warranties
Except as expressly stated in these Terms, services are provided without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, non-infringement, or uninterrupted availability. Some rights may not be waived under Texas law. Nothing in these Terms limits non-waivable consumer rights.
Limitation of Liability
To the maximum extent permitted by law, Northwolf and its owners, managers, employees, contractors, subcontractors, agents, vendors, and representatives will not be liable for indirect, incidental, consequential, special, exemplary, punitive, or lost-profit damages. To the maximum extent permitted by law, our total liability for any claim arising from or related to services will not exceed the amount you paid for the specific service giving rise to the claim. This limitation does not apply where prohibited by law or to liability that cannot legally be limited.
Indemnification
You agree to defend, indemnify, and hold harmless Northwolf and its owners, managers, employees, contractors, subcontractors, agents, vendors, and representatives from claims, damages, losses, liabilities, costs, and expenses arising from:
- Your breach of these Terms
- Your failure to provide safe access
- Your failure to disclose hazards
- Your instructions or customer-provided products
- Your property conditions
- Your pets
- Your misuse of our website or services
- Your violation of law
- Claims by third parties related to your property or instructions
Force Majeure
We are not liable for delay or failure to perform caused by events beyond our reasonable control, including severe weather, natural disasters, power outages, labor shortages, illness, accidents, traffic, government orders, supply shortages, acts of God, emergencies, civil unrest, pandemics, utility failures, or safety threats.
Compliance with Law
We will make reasonable efforts to comply with applicable federal, state, and local laws. You are responsible for ensuring your requested services, property access, and instructions are lawful.
Texas DTPA and Consumer Rights
Nothing in these Terms is intended to waive rights that cannot be waived under the Texas Deceptive Trade Practices Act or other applicable consumer protection laws. However, to the maximum extent permitted by law, you agree that contractual remedies, notice-and-cure procedures, limitation-of-liability provisions, and arbitration provisions will apply to disputes between you and Northwolf.
Informal Dispute Resolution
Before filing arbitration or a lawsuit, the complaining party must provide written notice describing the dispute, requested relief, and supporting documentation. The parties will make a good-faith effort to resolve the dispute informally for 30 days after written notice is received. This section does not prevent either party from seeking emergency injunctive relief where legally appropriate.
Binding Arbitration
Except for disputes that qualify for small claims court, nonpayment collections, intellectual property misuse, or requests for emergency injunctive relief, any dispute arising out of or relating to these Terms, our website, communications, payments, or services will be resolved by binding individual arbitration. The arbitration will be administered by the American Arbitration Association or another mutually agreed arbitration provider under applicable consumer or commercial arbitration rules. The arbitration will take place in Tarrant, Texas, unless the parties agree to remote arbitration or another location. The arbitrator may award damages or relief only to the individual party seeking relief and only to the extent necessary to resolve that individual claim.
Class Action and Jury Trial Waiver
To the maximum extent permitted by law, you and Northwolf agree that disputes will be brought only on an individual basis. You and Northwolf waive the right to participate in a class action, class arbitration, collective action, representative action, private attorney general action, or consolidated proceeding. You and Northwolf also waive the right to a jury trial to the maximum extent permitted by law.
Governing Law and Venue
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. For any dispute not subject to arbitration, venue will be in the state or federal courts located in Tarrant, Texas, unless another venue is required by law.
Changes to These Terms
We may update these Terms from time to time. Updated Terms will be posted on our website with a revised “Last Updated” date. For existing recurring customers, material changes may be provided by email, text, invoice notice, or website notice. Continued use of services after notice means you accept the updated Terms.
Severability
If any provision of these Terms is found invalid or unenforceable, the remaining provisions will remain in effect. The invalid provision will be modified to the minimum extent necessary to make it enforceable, if legally permitted.
Assignment
You may not assign your rights or obligations under these Terms without our written consent. We may assign these Terms in connection with a business sale, merger, restructuring, transfer of assets, or change in ownership.
Entire Agreement
These Terms, together with any quote, invoice, proposal, booking confirmation, recurring service agreement, privacy policy, and written service scope, form the entire agreement between you and Northwolf regarding the services. If there is a conflict, the written quote or service agreement controls pricing and scope, while these Terms control legal terms unless expressly modified in writing
